How we work with you
Building a new home can be a very rewarding experience but can also be quite daunting for most because in most case, it’s their first time. We put together guide on what do expect during the processing of building with Superior Homes.

Finding land or Demolish and Rebuild
This can be the most difficult part of the process for first time home builders as land in Auckland has become in short supply, either you’re looking for a new piece of land or you’re demolishing and rebuilding on an existing property. The team here at Superior Homes can assist you in making the right decision based on your requirements.

Working with an Architect
At this stage, resource consent may be required and building consent will need to be applied for and approved prior to commencement of build. This would also mean drafting up architectural plans to submit to council. Superior Homes will be working the architect along side you during the process to ensure the plans also match your overall budget/personal requirements.

Refine your plan with your fixtures and fittings
This is the point at which you need to work with the project team to ensure your house plans and specifications reflect all your needs and desires. At this stage, you’ll also be given renders for your property where you can visualise the end result before making a commitment to the design. You’ll also be guided to various suppliers to choose fittings/fixtures/floorings/ etc ready to be ordered and delivered.

Finalise finance with your bank (if required)
Your bank will require a building contract, specifications, and a full break-down of instalments/progress payments which we would have finalised already with you in the initial stage, the office team at Superior Homes will assist in this process to ensure you have all the documentations required ready for processing.

Signing your building contract
You will now have a copy of your contract and we recommend having your lawyer review this for your own peace of mind. Once you have finance confirmed and the go ahead from your lawyer then we will arrange for both you and our company representative to sign the contract. A deposit will then get things started!

Finalising permits and consents
For most, this is the most nerve racking process only because it’s such a lengthy process (at least 6-8 months) and requires a bit of back and forth between the architect, our development team and the Auckland Council to get it across the line for approval/ sign off.

Construction begins!
A carefully planned and staged event, Superior Homes to begin putting this in motion by scheduling and assigning all the necessary personnel, contractors, suppliers, and project managers into our schedule and booking the start date.

Quality Assurance Audit and Code Compliance
Once we have finished the build, our quality assurance process is to take place to review all work and ensure that every house meets our strict criteria (this is a 3-step process with includes, site manager, project manager and head of project management. We also book an inspection with the council to review the finished building work and apply for the Code Compliance Certificate.

Handover
Once the sign off/quality assurance process is complete, we will then arrange a date with you to walk through your new home and carry out final touch ups.
